It offers private offices of approximately 12–20 m², coworking, meeting rooms and office-address services by agreement. Give visitors the full address and arrival instructions, not just the street name.
Start with attendance and working patterns
Record how many people will use the space simultaneously on a typical day, at peak attendance and after your expected growth. A hybrid team and a team present every day may need different arrangements.
A floor area does not establish a fixed seat count. Desk layout, storage and circulation space need to be checked in the actual room. Do not assume every chair visible in a photograph represents a suitable full-time workstation.

Give both locations the same brief: team size, workspace type, start date and intended term. Check whether the price is per room or per desk, which items are included and how the price changes during the term.
Compare the full period when a promotion applies only to early months. Include the deposit in your initial cash requirement, but do not automatically count a refundable deposit as rental expense.
